Norwich is the only place in Norfolk with more than 100,000 people. Five more towns have over 20,000, and by 25th place on the list the count is down to about 5,000.
Two things share the name. New estates are already built on the edge of the village; Taylor Wimpey’s plan for up to 3,850 homes to the north has outline permission and no homes yet.
Buyers who want a house with a garden near Norwich usually choose between Sprowston, Hellesdon, Costessey, Thorpe St Andrew and Cringleford. Medians run from £260,000 to £369,995.
Anglian Water’s hosepipe ban has covered most of Norfolk since 11 July 2026. Great Yarmouth and Gorleston are under Essex & Suffolk Water’s own ban, which started on 3 August.
Norwich is the dearest place in Norfolk to rent, at £1,142 a month in August 2026, and the only district where rents stayed level. Great Yarmouth, the cheapest, averaged £841.
Both are Broads villages with a station and boatyards, within half an hour of Norwich. Brundall is cheaper and has the better train service; Wroxham has a secondary school and Roys.

The government’s Water Delivery Taskforce cleared a path for 18,771 homes in July 2026. None of the sites is in Norfolk; the nearest is 721 homes at Beccles, in Suffolk.

Houses cost about the same, with medians of £255,000 in Attleborough and £250,000 in Long Stratton. The difference is the railway: Attleborough has a station and Long Stratton has none.
Rackheath is where north-east Norwich is being built. Most homes sold in the past year were new builds, and a scheme of up to 3,850 more has not yet started.
If you work from home, what decides where in Norfolk you live is how often you have to be somewhere else. Four of the six places here have direct trains to London or Cambridge.
Spixworth is a village five miles north of Norwich that has barely grown in 20 years. It has infant and junior schools on Ivy Road, a GP, a Co-op and a pub.
Prices are close, so the choice comes down to schools and the bus. Costessey has the better secondary school; Hellesdon has the quicker bus into Norwich and an Outstanding infant school.
A semi costs the same in both: £280,000 in Sprowston and £282,250 in Thorpe St Andrew. The choice is which side of Norwich your life runs on, the Northway and airport or the Yare and the station.
Wymondham and Attleborough are neighbouring stops on the Norwich to Cambridge line, about £20,000 apart at the median. Attleborough has the cheaper house and quicker Cambridge train.
Outdoors, almost every address in Norfolk gets 4G. Indoors it is patchier: in North Norfolk and South Norfolk fewer than two in three premises had indoor 4G from all four operators.
Thorpe St Andrew is the Norwich suburb with its own school to 18, rated Good in every area in April 2025. Buses reach Castle Meadow in about 11 minutes.
Costessey is three places sharing one town council: Old Costessey, New Costessey and Queen’s Hills. Buyers should decide which they want before looking at houses.
77.2% of Norfolk premises could order full fibre in September 2026, against 85.8% across England. The gap that matters is between the towns and open countryside.
Hellesdon is where a lot of Norwich families buy their semi. Buses along Drayton High Road leave for the city centre about every 15 minutes; there is no station or village centre.
Hingham has the everyday things on foot: a primary school, a GP, a Co-op, a butcher and a bakery. It has no railway station and no secondary school.
From Norfolk, London works as a commute two or three days a week and Cambridge works every day. The fastest London train leaves from Diss and takes 1 hour 17 minutes.
Norwich and Diss have half-hourly trains to London Liverpool Street and King’s Lynn runs direct to King’s Cross. Elsewhere the day starts with a drive or a bus, and there is no motorway.
The purchase takes longest: 171 days on average from sale agreed to completion in the east of England. The removal firm, the school place and the GP all fit around it.
Harleston still has a town centre people use every week, and since November 2025 a Lidl beside the Co-op. What it lacks is a railway.
Long Stratton is a large village on the A140 south of Norwich. Its bypass opened in August 2025 so that 1,875 new homes could follow, and those have barely started.
Diss has the only station in Norfolk outside Norwich with direct trains to London Liverpool Street, the fastest taking 1 hour 17 minutes.
Attleborough has direct trains to Norwich and Cambridge, and houses sell for about £20,000 less at the median than in Wymondham, the next stop towards Norwich.
Thetford has cheap houses and a direct train to Cambridge in 42 minutes. What keeps prices down is the town itself: a small centre, post-war housing and one secondary school.
Wymondham has a mainline station, with trains to Norwich in 13 to 16 minutes and direct to Cambridge, and Wymondham College just outside town. Buyers pay a premium for both.
Norwich has the county’s main hospital, two universities and a direct train to London, and its houses cost less than half what they do in Cambridge.
