Living in Mulbarton

Mulbarton is a commuter village. The parish grew from 2,826 people in 2001 to 3,521 in 2011 and 4,019 at the 2021 Census. There is no high street. The shops are a Central Co-op at 30 Cuckoofield Lane, open 7am to 10pm Monday to Saturday, and a One Stop at 45 Birchfield Lane. The pub is the World’s End on Norwich Road, an Adnams house with a family garden and play area. For a full weekly shop most people drive to the Tesco at Harford, about ten minutes away, or into Norwich.

The village has its own GP. Mulbarton Surgery, on The Common, is one of three sites of the Humbleyard Practice, with the others at Hethersett and Cringleford, and it has a dispensary. The Norfolk and Norwich University Hospital at Colney is about 20 minutes by car.

Evenings are quiet. Apart from the pub, anything to do after work, for adults or teenagers, means a drive into Norwich.

The Common is more than 45 acres of open grass, mostly inside a triangle of roads in the middle of the village. It is a county wildlife site, with meadow, wetter grassland and several ponds, and it also has three football pitches and play equipment. South Norfolk Council and Mulbarton Parish Council manage it jointly. Grazing land for the village’s cattle once, it survived a move to enclose it in 1865. It is the reason the village has a centre at all: the school, the surgery and the village hall all face onto it.

Mulbarton Primary School (URN 120990) is a community school for ages 4 to 11 on The Common (NR14 8JG). Ofsted rated it Good in every category at its last inspection on 23 February 2022, as it had on 1 July 2015. The Department for Education’s register shows 404 pupils against a capacity of 420, so the school is nearly full.

Secondary transfer needs more thought. The normal route is Hethersett Academy, an 11 to 16 school rated Outstanding in September 2022, which is 5.4 miles away by the shortest walking route; Norfolk County Council provides school transport from Mulbarton. Mulbarton Primary is one of the academy’s named feeder schools, but so are schools closer to Norwich, and within each priority group places go to the children who live nearest. In 2023 that left 35 Mulbarton Primary pupils without an initial offer at Hethersett. Most were offered the Hewett Academy in Norwich, 5.1 miles away. Hethersett then added 35 places, and by late May every Mulbarton family that had put it first had an offer. A complaint about the arrangements went to the schools adjudicator, who did not uphold it in October 2023. How tight it gets depends on how many families apply each year.

The alternatives are further. Long Stratton High is 6.9 miles away, and its academy trust runs a bus for Mulbarton children who are offered a place. Wymondham College is 10.7 miles away with no direct public transport. Hethersett has no sixth form, so every sixth-former travels. HM Land Registry recorded 52 standard sales in Mulbarton in the 12 months to June 2026. The median was £312,500 and the mean £332,000. Detached houses had a median of £400,000 (23 sales), terraced houses £293,750 (14) and semis £273,750 (12). There were three flat sales at around £158,000 and no new-build sales. The latest months are still being registered, so these counts will rise.

For the district, the UK House Price Index put the South Norfolk average at £311,587 in July 2026, up 1.5% on a year earlier. The index adjusts for the mix of homes sold, so it will not match the simple Mulbarton median.

The nearest comparable villages on the south side of Norwich cost about the same. Over the same 12 months Hethersett, on the B1172, had a median of £304,250 from 134 sales and Poringland, on the road towards Bungay, £305,000 from 99. With samples this size a gap of under £10,000 tells you little.

Mulbarton is in South Norfolk district and the South Norfolk parliamentary constituency. Band D for 2026-27 is £2,485.09: Norfolk County Council £1,843.38, the Norfolk Police and Crime Commissioner £344.79, South Norfolk Council £180.00 and Mulbarton Parish Council £116.92. The parish share rose from £99.83 the year before, and the total is just above the South Norfolk average Band D of £2,482.87.

By car, Norwich is 15 to 20 minutes up the B1113 outside the rush hour. Between about 07:30 and 09:00 the road through Swardeston and the Harford junction add around ten minutes. The A47 southern bypass links to Wymondham, Dereham and the west.

First Eastern Counties runs the Purple Line into Norwich through Swardeston and Keswick to Castle Meadow, which takes about 25 minutes. On weekdays the 38 and 38A between them run about twice an hour from 06:38, when the first bus leaves the World’s End stop and reaches Castle Meadow at 07:02. The service stops early. The last bus back from Castle Meadow leaves at 18:59 and reaches Mulbarton at 19:26, so the bus is no use for an evening in the city. CR Coach Services’ 37A adds three weekday journeys between East Harling and Norwich, and Our Bus runs the 805 to Wymondham.

There is no station. Norwich station is about six miles away, with trains to London Liverpool Street every half hour; the fastest takes 1 hour 39 minutes and most take about 1 hour 50. The same trains call at Diss, about 25 minutes’ drive south, where most take 1 hour 30 to 1 hour 38 minutes, so a London commuter can save the Norwich traffic and about 17 minutes on the train by driving to Diss.
