Living in Thetford
Thetford has cheap houses and a direct train to Cambridge in 42 minutes. What keeps prices down is the town itself: a small centre, post-war housing and one secondary school.
Thetford is a large town with cheap houses and a direct train to Cambridge. Half the homes sold there in the year to June 2026 went for less than £219,000 (HM Land Registry), and the fastest train reaches Cambridge in 43 minutes. What keeps prices down is the town itself: a small centre, mostly post-war housing and one secondary school.
Where it is: about 27 miles south-west of Norwich city centre as the crow flies, in Breckland district, postcode IP24.
Population 25,241 · Fastest train to Cambridge 43 min · Band D council tax £2,514.69 · Thetford Forest 18,730ha
Buy in Thetford if you commute to Cambridge or Norwich by train, or work from home and want forest and floor space for under £250,000.
Look elsewhere if you want a town centre you will spend evenings in, a school the whole county competes for, or the coast within easy reach. Families choosing on schools should look first at Wymondham or Attleborough, further up the same A11 and the same railway line, and come back to Thetford if those are out of reach.
House prices
HM Land Registry recorded 246 standard sales in Thetford in the 12 months to June 2026. The median was £218,750 and the mean about £240,000. Terraced houses were the commonest sale, with 95 at a median of £185,000.
| Property type | Median sold price | Sales |
|---|---|---|
| Detached | £325,000 | 71 |
| Semi-detached | £220,000 | 69 |
| Terraced | £185,000 | 95 |
| Flat or maisonette | £110,000 | 11 |
The wider Breckland district averaged £268,905 in July 2026 on the UK House Price Index, up 0.6% on a year earlier. The index adjusts for the mix of homes sold, so it does not compare exactly with the simple Thetford figures, but Thetford’s mean of about £240,000 is still well below it.
Most of that comes from what was built. Thetford took London overspill after the Second World War and grew from about 5,000 people to about 21,000 by the late 1980s, so the bulk of the housing is post-war and 1960s and 1970s estate stock. The older houses are in the centre, around King Street and White Hart Street. The newest is at Kingsfleet on the northern edge (see below).
Council tax
A Band D home in Thetford pays £2,514.69 for 2026-27, in Breckland Council’s charges approved on 23 February 2026. Norfolk County Council takes £1,843.38 of that, the Norfolk Police and Crime Commissioner £344.79, Breckland £123.48 and Thetford Town Council £194.64, with about £8.40 of Breckland special expenses on top.
The town precept is what separates Thetford from the rural parishes: a Breckland parish with no precept pays £2,311.65 at Band D, £203 less. Against the other Breckland towns Thetford is in the middle. Watton pays £2,490.75, Attleborough £2,485.85, Swaffham £2,514.19 and Dereham £2,523.24. Band A in Thetford is £1,676.46 and Band H £5,029.38.

Schools
The Thetford Academy on Croxton Road (URN 136204) is the town’s only state secondary. It takes pupils from 11 to 19 and had 1,398 on roll against a capacity of 2,050, according to the Department for Education’s register. Its last graded inspection, in March 2020, rated it Good, with the sixth form judged to require improvement. An ungraded inspection on 1 April 2025 found the school had kept its Good standard.
The state primary schools are Drake Primary (URN 120995), Admirals Academy (URN 145028), Raleigh Infant Academy (URN 146084), Redcastle Family School (URN 120905), Norwich Road Academy (URN 145029), The Bishop’s Church of England Primary Academy (URN 142633) and the paired Queensway Infant (URN 149896) and Queensway Junior (URN 149636) Academies. Admirals was rated Good in June 2024, up from Requires Improvement in 2022. Raleigh Infant was rated Good in September 2022 and Redcastle in November 2022. Several of the others have reopened as new academies and have no graded inspection under their current URN, so read the report for the specific school.
Bury St Edmunds is the nearest alternative for secondary and sixth form, and Wymondham College, a state boarding school near Wymondham, is reachable up the A11.
Getting around
Thetford station has two trains an hour each way. Towards Norwich, one runs non-stop and the other calls at Attleborough and Wymondham; the fastest takes 28 minutes. Westbound, both go to Ely. Greater Anglia’s hourly train carries on to Cambridge, and East Midlands Railway’s reverses at Ely for Peterborough, Nottingham, Sheffield and Liverpool.
The Cambridge train is the reason most commuters look here. The fastest does it in 43 minutes and most take 43 to 50. The first direct train leaves Thetford at 06:06 and the last at 23:14.
By road, the A11 is dual carriageway north to Norwich, about 40 minutes, and south to the M11 at junction 9. Central London is roughly one hour forty minutes off-peak. Bury St Edmunds is about 20 minutes down the A134.
Buses leave from Thetford Bus Interchange, and most are run by Coach Services: the 90 to Norwich, the 88 and 89 to King’s Lynn, the 332 and 84 to Bury St Edmunds, the 80 and 80A to Mildenhall, and the T1, T2 and T3 town services. Central Connect runs the 61 to Watton, and National Express coaches on the London to Norwich route stop in the town.
Broadband
We do not have a Thetford-only figure. Across Breckland, thinkbroadband’s September 2026 data shows 75.52% of premises can get full fibre and 96.87% can get superfast speeds of 30 Mbps or more. That is a lower full-fibre figure than neighbouring South Norfolk. Check the exact address on Ofcom’s broadband and mobile checkers before you commit.
Shops, doctors and leisure
The supermarkets are a Tesco superstore on Kilverstone Road, an Aldi on Lime Kiln Lane, a Lidl, and an Iceland. The market is on the Market Place, in front of the Guildhall and the Red Lion, on Tuesdays and Saturdays. Tuesday is small, a fishmonger, a clothes stall and household goods; Saturday is the full market, with fruit and veg, plants, books and records.
There are two GP practices. Grove Surgery is on Grove Lane, and School Lane Surgery works from the Thetford Healthy Living Centre. The nearest A&E departments are at West Suffolk Hospital in Bury St Edmunds and the Norfolk and Norwich University Hospital, each 30 to 40 minutes away by car.
Breckland Leisure Centre and Waterworld on Croxton Road has a 25m pool, a leisure pool with a wave machine and waterslide, a gym and a sports hall. The Bell Hotel, on the corner of King Street and Bridge Street, was a coaching inn on the London to Norwich road and is now a hotel with a restaurant.
At the 2021 Census about one in five people in the Thetford built-up area had been born in another EU country, and 3,363 of them in one of the eight states that joined in 2004, which include Poland and Lithuania.
The forest and the town’s history
Thetford Forest starts at the edge of town. Forestry England puts it at 18,730 hectares, the largest man-made lowland forest in the UK, planted after the First World War to rebuild the timber supply. High Lodge is the main visitor centre, with the forest’s mountain bike trails and Go Ape. The Little Ouse and the Thet run through the town, with paths along both.
The town was one of the largest in England at Domesday, had its own mint, and was the seat of the East Anglian bishops from 1072 until the see moved to Norwich in the 1090s. Roger Bigod founded the Cluniac priory in 1104, and its ruins still stand. Castle Hill, the Ancient House Museum and the Charles Burrell Museum of traction engines on Minstergate are all in the centre. Thomas Paine was born here in 1737, and his statue stands in the town. The exterior scenes of Dad’s Army were filmed in Thetford, and the Dad’s Army Museum is on Cage Lane.
Kingsfleet and new building
Kingsfleet, the Thetford Sustainable Urban Extension, is the largest change coming. Outline planning permission was granted in 2015 for up to 5,000 homes on the northern edge of town, with schools, employment land and a local centre. Hopkins Homes built the first phase from 2018, followed by Kier and Taylor Wimpey. It is a long build, planned in phases through the Thetford Area Action Plan, and anyone buying nearby should expect construction traffic for years. How we produced this guide
Thetford sale prices are from HM Land Registry Price Paid Data: standard sales only, 12 months to June 2026, for addresses with the post town Thetford and no separate village locality. The district figure is the HM Land Registry UK House Price Index for Breckland, July 2026. Population is from the ONS 2021 Census for Thetford civil parish, and country of birth from the 2021 Census for the Thetford built-up area. School details are from Ofsted reports and the Department for Education’s register of schools. Council tax is from Breckland Council’s 2026-27 charges. Bus routes are from bustimes.org and train frequencies from the published Greater Anglia and East Midlands Railway services, checked 24 September 2026. Drive times are typical times on the main roads. Broadband figures are from thinkbroadband. See our methodology page for source links.
