In the villages south of the A47, and especially in the South Norfolk lanes down towards the Suffolk border, a great many older cottages are built of something you cannot see. Under the render, and often behind a later single skin of brick, sit large blocks of dried mud. For roughly a hundred years from around 1800, clay lump was the standard walling material on the chalky boulder clays of Norfolk and Suffolk (Dirk Bouwens, Building Conservation Directory, 1997). There is still enough of it in Diss for EARTHA, the East Anglian earth-building group, to have run a formal survey of the town in 2007.

This matters for anyone buying an older village property down that end of the county. Clay lump is a living material that behaves nothing like brick, and treating it as brick is behind most of the failures that turn up on survey.

What clay lump is

The block is subsoil, clay-rich, mixed with chopped straw and sometimes chalk or animal dung. It is moulded in a plain wooden frame, air- and sun-dried, then coursed up in a mortar of the same fresh clay. The Suffolk Landscape Character Assessment gives the usual size range as 18 by 6 by 6 inches at the smaller end and 22 by 12 by 5 inches at the larger. That is much bigger than a fired brick and much heavier to handle. Cob, the West Country cousin, goes on the wall wet in lifts and is trimmed back as it dries; clay lump is the East Anglian variant, blocks rather than lifts, coursed like brickwork.

Its rise tracks the Brick Tax, which ran from 1784 to 1850 and inflated the cost of every fired brick a builder laid. An unfired earth block avoided the duty entirely. The tax was repealed in 1850, clay lump carried on for another half-century, and by the time cement rendering became a normal finish in the 1920s the material had largely gone out of common use.

Where you find it in Norfolk, and why

The material follows the geology. Bouwens draws the working line at east of the A1 and south of the A47: South Norfolk and High Suffolk. Natural England’s character-area work describes this as the South Norfolk and High Suffolk Claylands, a chalky glacial till that produces the sticky, workable subsoil clay lump wants. Diss is the documented Norfolk example; the survey work published through EARTHA is the best regional evidence you can consult.

The sandy Brecks are the exception worth spelling out. A first-time buyer looking at a rendered cottage in Thetford or Swaffham may assume the same clay-lump rules apply, and they do not. The Norfolk and Suffolk Brecks Landscape Character Assessment (Breckland Council, 2013) describes free-draining sandy soils over glacial sand and gravel: there is no raw material for clay lump to be made from, and the vernacular there runs to flint, brick and carrstone instead. The distinction is between the sandy heath landscape and the wider district that shares its name. Breckland district reaches east onto the claylands around Attleborough, which sit on the same chalky boulder clay as South Norfolk and share its clay-lump tradition. It is the soil under the house that decides, not the council boundary.

The north Norfolk coast and the Broads-edge villages are on different ground again, and their traditional walling is flint and brick. Do not assume clay lump north of the A47 without evidence on the wall itself.

How to recognise it

You often cannot see the material itself. Most clay-lump walls were rendered from the day they were built, and many were later dressed in a single skin of brick tied on with hoop-iron. The clues are indirect. The wall will be noticeably thicker than a solid brick equivalent. Original lime render has a soft undulating surface rather than the flat plane of modern sand-and-cement. There will almost always be a brick or stone plinth of a course or two above ground level, because the block cannot sit on damp ground. Openings tend to be slightly out of true, because the doors and windows were fitted after the wall shrank as it dried (Bouwens 1997).

The most reliable check is the gable end inside the roof space. That triangle above the ceiling was often left unrendered, and if the house is clay lump you can see the blocks straight, with the straw sometimes still visible in the mortar. Watsons Property Group, who survey a lot of these in East Anglia, name this as the go-to on any suspect elevation.

Why it has to breathe

Historic England and the SPAB agree on the point. Clay lump is a breathable wall. It absorbs moisture in wet weather and releases it by evaporation on dry days, and the original lime render and limewash are permeable enough to let that cycle happen. The wall stays sound because it can dry.

The single worst thing anyone can do to a clay-lump wall is coat it in cement render or in masonry paint. West Suffolk Council’s guidance on damp in old buildings sets out the mechanism plainly: seal the outside of a porous wall and moisture that would once have evaporated is trapped behind the skin. The block softens from within. The failure is often invisible until a corner starts to drop.

The right finish is lime render, hot-mixed or natural hydraulic, finished with limewash for colour. The right roof detail is a generous overhang with gutters and downpipes that actually work. The right ground detail is a dry brick plinth clear of the ground, no earth banked against the wall, no impervious paths draining toward the base. The vernacular shorthand is hat and boots. Cottages built this way in the 1830s are still standing.

If you are already living with a cement skin on a suspected clay-lump wall, do not chip it off over a weekend. The wall behind will be wet, and stripping in the wrong weather makes the damage worse than the render did. What it means if you are buying one

Clay lump is a non-standard construction in the eyes of mortgage lenders and insurers. That is not a reason to walk away from a purchase, but it does change what you commission and who you speak to.

A Level 3 (Building) Survey by a surveyor with earth-building experience is the correct choice, not a Level 2 HomeBuyer report. A specialist broker familiar with East Anglian vernacular is a better first call than a comparison site. Buildings insurance will typically sit with a non-standard-construction underwriter, and the premium will run higher than for a modern brick-and-block equivalent. In some conservation areas an Article 4 direction removes permitted development rights and requires planning consent for changes to visible elevations; one documented Norfolk example is the row at 126 to 134 Norwich Road under a South Norfolk direction dated November 2008 (planning.data.gov.uk entity 6100856).

Common questions

Is clay lump the same as cob?

No. Both are unfired-earth walling using clay-rich subsoil and straw, but cob is placed wet on the wall in lifts and trimmed back as it dries, while clay lump is moulded into large blocks, sun-dried, then coursed up like brickwork. Cob is West Country. Clay lump is East Anglian.

Can I get a normal mortgage on a clay-lump cottage?

Not from every lender, and not always straightforwardly. Clay lump is treated as non-standard construction. Specialist and country-house lenders will consider it; some high-street names will not. A broker with East Anglian vernacular experience is the sensible first call, and the survey they will expect is a Level 3.

Do I have to leave the render as it is?

Not at all, but the render matters. If the wall is finished in cement render or masonry paint, that is what is doing the damage, and stripping it back to sound clay and re-rendering in lime is what most conservators would recommend.
