Watton costs less than Dereham or Attleborough and still works as a town, with two supermarkets, a secondary school and a GP practice of its own. HM Land Registry recorded a median sale price of £230,000 across 174 sales in the 12 months to June 2026. The price reflects the distance: Norwich is about 25 miles away, there is no railway station, and the bus into the city takes about an hour.
Where it is: about 20 miles west of Norwich city centre as the crow flies, in Breckland district, postcode IP25.
Buy in Watton if you work from home, have retired, or drive to work, and want a house with a garden for well under the Breckland average.
Everyday life can be run from the town: the weekly shop, the GP, primary and secondary school, and the Wednesday market. It is the wrong choice if anyone in the household needs a train every day, because the nearest stations are a drive away at Attleborough and Thetford, or if you want restaurants and evenings out without getting in the car.
The town
The centre is one long High Street. The clock tower on it went up in 1679, five years after a fire in April 1674 destroyed some sixty houses and the butchers’ shambles. Watton Town Council runs a market on Wednesdays.
The weekly shop does not need a trip out of town. There is a Tesco superstore at 3 Thetford Road, a Lidl on Norwich Road and a Co-op on the High Street. The Willow House at 2 High Street, a 16th-century thatched inn, serves food and has rooms; beyond it and a few takeaways, a meal out usually means Dereham or Norwich.
Watton Medical Practice is at 24 Gregor Shanks Way (IP25 6FA), and its NHS listing shows it accepting new patients. The nearest A&E is at the Norfolk and Norwich University Hospital, about 35 minutes’ drive. Watton Sports Centre on Dereham Road is open from 07:00 to 22:30 every day, with a gym, tennis, badminton and squash courts, a bowling green, a 3G five-a-side pitch and a skate park.
The Wayland Show, the district’s agricultural show, held its 150th show at the showground on Brandon Road on 2 August 2026.
The old RAF base
Part of Watton’s housing began as RAF married quarters. RAF Watton was built by John Laing & Son in 1937 and passed to the Army in the early 1990s, when the airfield was put to use with the Stanford Training Area. The married quarters were sold to private developers in December 1990, and a large part of the site is now the Blenheim Grange estate, which is officially in Carbrooke parish rather than Watton. Memorials to the airmen stand at the former entrance on Washington Drive.

Property prices
HM Land Registry recorded 174 standard sales in Watton in the 12 months to June 2026. The median price was £230,000 and the mean £245,000. Detached houses were the largest group, 86 sales with a median of £265,000; semi-detached houses had a median of £223,000 (54 sales) and terraced houses £182,000 (31). Blenheim Grange addresses are mostly registered under Carbrooke, where 24 sales had a median of £225,000.
New houses cost noticeably more. Nine new-build sales, mostly detached houses on Wessingham Road and Lupton Drive, had a median of £319,196.

The two columns are measured differently. The Watton figures are simple medians of recorded sales; the UK House Price Index is adjusted for the mix of homes sold. Even so, the gap on detached houses, about £100,000, is wider than any other. Across Breckland the index was flat over the year to July 2026, up 0.6% annually and down 0.8% on the month.
Official rent figures stop at district level. The ONS put the average private rent in Breckland at £928 a month in August 2026, up 3.7% on a year earlier: £846 for a two-bedroom home and £1,044 for three bedrooms.
Council tax
Watton’s Band D bill for 2026-27 is £2,490.75. A Breckland parish with no precept pays £2,311.65 at Band D, so the town council’s share is £179.10 a year. Dereham, Thetford and Swaffham pay more; Attleborough pays slightly less.
Schools
Since September 2024 Ofsted has stopped giving state schools a single overall grade. A school’s last overall grade from before then stays on its record until it has a graded inspection under the new report cards.
Wayland Academy (URN 137949) on Merton Road is the town’s secondary, for ages 11 to 16, run by the Inspiration Trust. Ofsted rated it Requires Improvement in May 2019 and Good at its inspection on 11 July 2023, with every category graded Good. It had 564 pupils against a capacity of 750, so there is room. There is no sixth form.
Watton Westfield Infant and Nursery School (URN 143956) feeds the junior school. It was rated Good across every category in February 2020, and an ungraded inspection on 1 and 2 April 2025 found it had maintained those standards.
Watton Junior School (URN 147969) was inspected on 28 January 2025 (report published 3 March 2025). Quality of education was judged Requires Improvement; behaviour and attitudes, personal development, and leadership and management were all Good. The school had 311 pupils for 300 places. Two village schools are within a short drive. Ashill Voluntary Controlled Primary School (URN 121026), Ashill’s only primary, was rated Good on 19 September 2023, with Outstanding for personal development and for leadership and management. Thompson Primary School (URN 144147) was inspected on 20 May 2025 (published 3 July 2025): Requires Improvement for quality of education and for leadership and management, Good for behaviour and attitudes, personal development and early years.
Some families look further, to Wymondham High Academy or Northgate High School in Dereham, both within about 25 minutes’ drive. At 16, students usually go to Wymondham College, Dereham Sixth Form College in Dereham, City College Norwich, or Easton College, which the Sanders 59 bus serves from Watton.
Getting around
There is no station. The nearest are Attleborough, 11 miles away, and Thetford, 15 miles, both on the line between Norwich and Cambridge. By car Norwich takes about 35 minutes, via the B1108 through Hingham or by joining the A11 at Attleborough; Thetford and Dereham are about 25 minutes and Cambridge about an hour.
Central Connect (formerly Konectbus) runs the buses to Norwich, on routes 3, 3B, 3C, 6 and 60. On weekdays the 6 leaves the High Street roughly hourly from 09:00 to 18:00 and takes about an hour to Norwich bus station. The first bus of the day leaves opposite the Crown Hotel at 05:50 and reaches the bus station at 07:00; the last one back leaves Norwich at 22:45 and gets to Watton at 23:45. On Sundays route 3 runs four journeys each way.
Other routes: the 11 runs between Dereham, Watton and Swaffham, the 61 to Thetford and the 62 to Attleborough, all Central Connect; the Sanders 59 goes from Shipdham through Watton to Easton College. Evening and Sunday services are thin on all of them.
Broadband

Woods and commons
Wayland Wood, owned by the Norfolk Wildlife Trust, is an ancient wood about a kilometre south of the town on the A1075 towards Thetford, with a car park and a circular path that gets muddy in winter. It is said to be the wood of the Babes in the Wood story. Six kilometres south, the Trust’s Thompson Common has around 400 pingos, ponds left by the last Ice Age, and the 8-mile Great Eastern Pingo Trail joins the Peddars Way on its way round. Thompson Water, nearby, is a lake made in 1845.
