Living in Hethersett

Hethersett’s main advantage is the short trip to the hospital: the Norfolk and Norwich University Hospital is 2.7 miles away by road, with Norwich Research Park beside it. The village had 7,020 residents in its built-up area at the 2021 Census, a secondary school Ofsted rates Outstanding, and its own butcher, GP surgery and two pubs. Norwich city centre is about six miles north-east.
Where it is: about 5 miles south-west of Norwich city centre as the crow flies, in South Norfolk district, postcode NR9.
Buy in Hethersett if you work at the hospital, the research park or UEA, or if you are buying a place at Hethersett Academy.
It suits a household that wants to walk to school and the doctor and drive or catch a bus the short distance to work. It is the wrong choice if you want a railway station or a sixth form in the village, or if living next to a building site would bother you, because the Hethersett North scheme has permission for up to 1,196 homes and is still being built. If you want a shorter run into the city and can pay more, compare Cringleford; for a market town with its own station, look at Wymondham.
The village centre
Most of what you need is on two roads. Queen’s Road has Hethersett Academy, Hethersett VC Primary, the library and the Post Office. Great Melton Road has the Humbleyard Practice’s Hethersett surgery, a Tesco Express at 11-13, Boots, and next door to it The Hethersett Butchers at number 35, open Tuesday to Saturday. On the newer side of the village, a Central Co-op stands in the local centre on Coachmaker Way, beside Hethersett Woodside Primary.
There are two pubs. The King’s Head on Old Norwich Road dates in part from the 17th century and was refurbished in April 2024. The Queen’s Head is on the corner of Norwich Road and Queen’s Road, with a covered garden and a Sunday carvery. The Park Farm Hotel and its leisure club are out on the B1172. For anything more in the evening you drive or catch a bus to Norwich or Wymondham.
The library opens every day, including Sundays from 10am to 4pm, and runs self-service Open Library hours on some early mornings.
Hethersett North and the building
South Norfolk Council gave outline permission in 2013 for up to 1,196 homes on land north of the village. Persimmon Homes Anglia is building it with Taylor Wimpey, and the permission includes land for a primary school and an extension to the secondary. Persimmon said in October 2024 that 10.51 hectares, with allotments, cycle paths and a bike trail, would be handed to the community. It is still being built, and construction traffic on the village roads comes with it.
The schools are growing to match. Hethersett VC Primary now admits 60 children a year, and its reception to Year 2 classes are roughly twice the size of Years 3 to 6. Woodside had 513 children on roll in May 2026, 84 of them in its nursery, against 420 school places.

Schools: Outstanding to 16, then a bus
Hethersett Academy, on Queen’s Road, takes pupils aged 11 to 16 and is part of the Inspiration Trust. Ofsted rated it Outstanding in January 2016, and it kept that grade after an ungraded inspection on 27 September 2022 (URN 140188). It admits 265 pupils a year, had 1,246 on roll in May 2026 and was oversubscribed for September 2025.
Hethersett Academy’s admissions policy gives priority to children at seven named feeder primaries before it falls back on straight-line distance. Both Hethersett primaries are on the list, with Cringleford Prep, Cringleford Primary, Eaton, Little Melton and Mulbarton. If the secondary is the reason you are buying, check which primary the house would give you a place at, and whether it has room in your child’s year.
The village has two primaries. Hethersett VC Primary, a Church of England school at 22 Queen’s Road, was rated Good on 27 February 2024, with personal development judged Outstanding (URN 121042). Hethersett Woodside Primary and Nursery School, on Coachmaker Way, was rated Requires Improvement on 24 January 2024 (URN 120918). Quality of education and leadership were the weak areas; behaviour, personal development and the early years were Good. Ofsted has not inspected it since, so read the report before you choose between the two.
There is no sixth form in the village. Students go on to sixth forms and colleges in Norwich, including City College Norwich, or to Wymondham College at Morley, a state boarding school for ages 11 to 18 that Ofsted rated Outstanding in October 2023. First’s 923 bus runs from Norwich to Wymondham College in term time. House prices
HM Land Registry recorded 134 standard sales in Hethersett in the 12 months to June 2026. The median price was £304,250 and the mean £312,654. The most recent months are still being registered, so the counts will rise.

New and older houses sell for about the same money: the 21 new-build sales had a median of £308,750, the other 113 a median of £302,000. Seventeen of them were on Sorrel Crescent and Speckled Wood Grove. The dearest houses are on the older roads. Two detached houses on Norwich Road sold for £510,000 and £525,000, two on Queen’s Road for £437,500 and £503,000, and one on Mill Road for £553,000.
The UK House Price Index put the South Norfolk average at £311,587 in July 2026, up 1.5% on a year earlier. The index adjusts for the mix of homes sold, so it will not match the simple Hethersett figures above.
Getting around
The trip that matters to most buyers is the short one: 2.7 miles by road from Queen’s Road to the Norfolk and Norwich University Hospital on Colney Lane. Norwich Research Park, beside the hospital, has the John Innes Centre, the Quadram Institute, the Earlham Institute and The Sainsbury Laboratory. The city centre is 5.6 miles by road, typically about 15 minutes outside the rush hour.
First Eastern Counties runs the two main bus routes. The Green Line 14 stops at Lynch Green every half hour on weekdays from 06:18 and reaches Castle Meadow in 24 to 33 minutes; the last bus back leaves Castle Meadow at 23:10. The Pink Line 11 also runs every half hour, through Cringleford, with the 11A covering early mornings and evenings. On Sundays the 11A runs every half hour and the 14 hourly. Central Connect’s 6 and 60, the Sanders 59 to Easton College on school days and the 923 to Wymondham College add a handful of journeys.
Hethersett had a railway station until 1966. The nearest now is Wymondham, 4.4 miles by road, where Greater Anglia runs about 22 direct trains each weekday to Norwich, taking 14 minutes on average, and 21 to Cambridge, the fastest taking 1 hour 4 minutes and most 1 hour 6 to 1 hour 10. London trains start from Norwich: the fastest takes 1 hour 39 minutes and most about 1 hour 50. By car the A11 runs south past Wymondham to Attleborough, Thetford and Cambridge.
Council tax
Hethersett’s Band D bill for 2026-27 is £2,464.23. Of that, £2,368.17 goes to Norfolk County Council (£1,843.38), the Norfolk Police and Crime Commissioner (£344.79) and South Norfolk Council (£180.00), and £96.06 to Hethersett Parish Council. The parish share is below the South Norfolk average of £114.56, and the total is £87.94 a year less than Cringleford’s at Band D. Band A is £1,642.82 and Band H £4,928.46.
