Most of Norfolk’s older walls are flint because the county has almost no building stone of its own. On a flint house the part that needs looking after is the mortar, which has to be lime.
Many older rendered cottages in south Norfolk villages are built of unfired clay blocks. A clay-lump wall lasts as long as it can dry out, so find out what the walls are before you buy.
Norfolk’s older buildings are made of what was in the ground or growing nearby: flint, carrstone, clay lump and reed. Their solid walls stay sound only if they can dry out through lime.
There are no grammar schools in Norfolk. A state day place is free, boarding at Wymondham College costs £16,950 a year and full boarding at Gresham’s £52,680.
Norfolk County Council aims to decide a house-move school application within 15 school days, and needs evidence of the new address. Apply as soon as your move date is confirmed.
For most families the choice is the ring of villages and small towns within about ten miles of Norwich, where a secondary school, a GP and a way into the city are in reach.
Norfolk has ten independent schools any family can apply to, nine of them in or near Norwich or on the north Norfolk coast. Thetford Grammar, the only one in the south-west, has closed.
Hethersett’s main advantage is the short trip to the Norfolk and Norwich University Hospital, 2.7 miles by road. It also has a secondary school Ofsted rates Outstanding.
Of 38 Norfolk towns and large villages checked, these eight had the least recorded crime per resident in the year to July 2026, with Hingham the lowest.
Registering with a GP in Norfolk needs no documents, and the practice usually decides within five days. What catches people out is which practice will take them.
Keeping all three depends less on size than you might expect: Itteringham had 121 residents at the 2021 Census and still has a shop, a pub and a Post Office counter.
Taverham is a large post-war suburb of detached houses on Norwich’s north-west edge, with schools from nursery to 18. It has no centre you would walk to.
Loddon is a small town on the River Chet where the shops, the GP and three state schools are a short walk apart. There is no station; the X2 bus runs to Norwich.
In Norfolk the address you buy usually decides the state school your child gets. There are no grammar schools, and full schools give places by catchment or named feeder primary.
Reepham is a small market town 12 miles north-west of Norwich that still works as a town, with a deli, independent shops, a Co-op and the Marriott’s Way cycle path to the city.
Watton costs less than Dereham or Attleborough and still works as a town, with two supermarkets, a secondary school and its own GP practice. Norwich is about 25 miles away.
Fakenham is the market town for the villages of north-west Norfolk, and it costs a good deal less than the coast it sits behind. There is no railway station.
