Norfolk villages by budget
The district sets the baseline, but the village decides what a budget buys. In Breckland the median sale in Watton was £230,000 in the year to June 2026, and in Great Ellingham £350,000.
The district sets the baseline for what a Norfolk budget buys, but the village decides it. In Breckland, the median sale in Watton in the year to June 2026 was £230,000; in Great Ellingham it was £350,000. The price map below gives the district averages, and each budget section names the villages where HM Land Registry sales put that budget at or above the typical price, including some of the market towns.
Village figures are medians of standard sales recorded by HM Land Registry in the 12 months to June 2026, and we only quote villages with at least 10 sales in that year. District averages come from the July 2026 release of the UK House Price Index. The two measures are worked out differently, so they will not match; use both as a starting map, not a valuation.
The Norfolk price map
Norfolk has seven district councils. Across the county the average price was £269,185 in July 2026, up 0.7% on a year earlier.
| District | Average house price (July 2026) | Villages and towns on this page |
|---|---|---|
| Great Yarmouth | £209,000 | Caister-on-Sea, Bradwell, Ormesby, Martham, Belton |
| Norwich City | £224,000 | The city itself |
| King’s Lynn & West Norfolk | £266,000 | Watlington, Outwell, Great Massingham, Heacham, Snettisham, Docking, Brancaster, Burnham Market |
| Breckland | £269,000 | Thetford, Watton, Dereham, East Harling, Great Ellingham, Old Buckenham |
| North Norfolk | £293,000 | Stalham, Briston, Hoveton, Horning, Holt, Wells, Blakeney |
| South Norfolk | £312,000 | Harleston, Hethersett, Poringland, Mulbarton, Cringleford, Brooke |
| Broadland | £313,000 | Taverham, Drayton, Spixworth, Rackheath, Coltishall, Salhouse, Wroxham |
£300,000 is above the district average everywhere except South Norfolk and Broadland, the two districts around Norwich. £500,000 is well above it everywhere. £200,000 is below it everywhere; Great Yarmouth borough is the only district where the average is within £10,000 of it.
Under £250,000
At this budget the typical house is within reach in these places, where the median sale was £250,000 or less:
- Around Great Yarmouth: Martham (£218,750), Caister-on-Sea and Ormesby (both £247,500), Bradwell (£248,750) and Belton (£250,000).
- Breckland towns: Thetford (£218,750), Watton (£230,000) and Dereham (£240,000).
- West Norfolk: Watlington (£232,500), Great Massingham (£248,500) and Outwell (£250,000).
- North Norfolk: Stalham (£219,500).
- South Norfolk: Harleston (£250,000).
Several towns sit just above the line, and there £250,000 buys a semi or a terrace rather than a typical house. In Swaffham the median was £253,000 and semis sold for a median of £220,000; in Downham Market the median was £260,000 and terraced houses £220,000. In Norwich, the UK House Price Index put the average terraced house at £246,876 in July 2026.
Costs to plan for under £250,000
- Stamp Duty Land Tax. A home mover paying £250,000 pays £2,500: nothing on the first £125,000 and 2% on the rest. First-time buyers pay nothing up to £300,000. Buying as an additional property adds a 5% surcharge on the whole price, which has been the rate since October 2024. Check the gov.uk calculator before offering.
- Flood risk. Parts of Great Yarmouth borough and the West Norfolk fens are low-lying. Run the postcode through the government flood risk service before offering.
- Council tax on a second home. North Norfolk, King’s Lynn and West Norfolk and Great Yarmouth have charged double council tax on second homes since April 2025. Our Norfolk second home rules guide has the detail.
- Mobile signal in the most rural West Norfolk villages; see our Norfolk mobile signal guide.

Around £350,000
£350,000 is above the average price in every Norfolk district, and in many villages it buys the typical detached house. It was at or above the detached median in Snettisham (£300,000), Spixworth (£320,000), Briston (£340,000), Heacham (£340,000) and Hethersett (£342,000), and close to it in Taverham (£365,000). In the Breckland and North Norfolk towns it buys more: detached houses sold for a median of £326,000 in Dereham and £332,000 in Fakenham.
These villages had an overall median between £300,000 and £400,000, so £350,000 puts you in the middle of their market:
- Broadland, north of Norwich: Taverham (£320,000), Drayton (£330,000), Spixworth (£300,000), Rackheath (£340,879) and Coltishall (£350,750).
- South Norfolk, south of Norwich: Hethersett (£304,250), Poringland (£305,000), Mulbarton (£312,500), Cringleford (£369,995) and Brooke (£391,000).
- Broadland market towns: Aylsham (£320,000) and Reepham (£300,000).
- Breckland: East Harling (£330,000), Great Ellingham (£350,000), Banham (£365,000) and Old Buckenham (£375,000).
- North Norfolk: Briston (£320,000), Horning (£375,000) and Hoveton (£385,000).
- West Norfolk: Docking (£355,000).
In Loddon the overall median was £270,000 but the detached median was £412,500, because fewer than half of the town’s 47 sales were detached houses.
Costs to plan for around £350,000
- Stamp duty. On £350,000 a home mover pays £7,500. A first-time buyer pays £2,500, which is 5% of the part above £300,000. As an additional property the surcharge adds £17,500.
- Older houses and heating bills. Ask for the EPC. Solid-walled cottages have no cavity to fill, so insulating them means internal or external wall insulation.
- Septic tanks and private drainage are common in rural Norfolk. A septic tank that discharges straight into a ditch or stream must be connected to the sewer, replaced with a small sewage treatment plant or given a drainage field, and the Environment Agency’s guidance says buyer and seller should agree who pays as a condition of sale.
- Registering with a doctor. See our GP registration guide.
Around £500,000
£500,000 is above the detached median in almost every commuter village on this page: Rackheath and Mulbarton (both £400,000), Poringland (£385,500), Drayton (£420,000), Cringleford (£427,000), Salhouse (£427,500), East Harling (£437,500), Old Buckenham (£450,000) and Horning (£451,500). The exceptions are Great Ellingham, where the detached median was £530,000, and Wroxham south of the Bure, where it was £578,750. If a village shop and pub matter to you, several places on our list of villages with a shop, pub and Post Office are well within this budget, Old Buckenham (median £375,000) and Great Massingham (£248,500) among them.
Stamp Duty Land Tax on a £500,000 purchase is £15,000 for a home mover and £10,000 for a first-time buyer, whose relief stops at £500,000. As an additional property it is £40,000, because the 5% surcharge adds £25,000.
Where £500,000 does not stretch
On the north coast, £500,000 is below the median sale. Over the year it was £522,500 in Burnham Market (14 sales), £560,000 in Brancaster (10) and £592,500 in Blakeney (11). Those are small samples, and a few large houses move them. Wells-next-the-Sea is cheaper, with a median of £415,000 and detached houses at about £494,000. Holt, inland of Blakeney, had a median of £335,000 and a detached median of £435,000, so £500,000 buys a detached house there.
Checks to make at any budget
- Coastal erosion. On the coast, check the Shoreline Management Plan policy for the stretch in front of the property, No Active Intervention or Managed Realignment included, and read our coastal erosion buyer’s guide before offering.
- What is in the village. A village without a shop, pub, school or bus means driving for everything. Our shop, pub and Post Office list is short because we check each one.
- Council tax. Neighbouring parishes can have different bills because parish precepts differ. For 2026-27 the Band D bill in Diss is £2,624.36; in Roydon, next door, it is £2,403.01.
What the district averages do and do not tell you
The district figures in the table are from the UK House Price Index, which adjusts for the mix of homes sold. They hide wide ranges. North Norfolk’s £293,000 average covers Stalham, where the median sale was £219,500, and Blakeney, where it was £592,500. Broadland’s £313,000 covers Horsford at £285,000 and Salhouse at £414,750.
Village medians have their own limits: a village with 10 or 15 sales in a year can move a long way on two or three large houses. Before you judge an asking price, look up sales on the street itself in HM Land Registry’s price paid data, or on Rightmove’s and Zoopla’s sold-price pages, which draw on the same records.

Council reorganisation
In March 2026 the government chose to replace Norfolk County Council and the seven district councils with three unitary authorities, West Norfolk, East Norfolk and Greater Norwich, from April 2028. On 7 September 2026 it withdrew that decision for review after new legal advice. The May 2027 elections will be held for the existing councils. If you are buying near a district boundary for council tax or planning reasons, the boundary that matters today may not be the one that governs you in a few years.
How we produced this guide
District averages are from the UK House Price Index for July 2026, taken from HM Land Registry’s data service. Village and town figures are simple medians of HM Land Registry Price Paid Data, standard sales only, from 1 July 2025 to 30 June 2026, grouped by the locality in each registered address (or the post town where there is no separate locality); villages with fewer than 10 sales are left out. Stamp Duty figures are worked out from the gov.uk residential rates, and council tax from South Norfolk Council’s 2026-27 charges. See our methodology page for source links.
