Attleborough vs Long Stratton: prices, trains and schools compared

Attleborough station is on the Breckland line between Norwich and Cambridge. Greater Anglia runs one train an hour each way, and East Midlands Railway adds three a day to Nottingham and Liverpool Lime Street. The fastest train to Norwich takes 20 minutes and the fastest to Cambridge 57. That makes Attleborough one of the few Norfolk towns from which you can commute to Cambridge by train; Wymondham and Thetford are on the same line. London means a change, and the quickest weekday journey is 1 hour 54 minutes, to King’s Cross.

Long Stratton has no station. The nearest is Diss, about 20 minutes’ drive south on the main line to London, where the fastest train to Liverpool Street takes 1 hour 22 minutes and most 1 hour 30 to 1 hour 38. That puts the two places roughly level for an occasional day in London and leaves Long Stratton with nothing for a train commute to Norwich.

Both have a bus to Norwich every half hour on weekdays, and the difference is in the evening. First’s 36 and 36A take 25 minutes from Long Stratton to St Stephens Street early in the morning and nearer 40 at rush hour, but the last bus back leaves the city at 18:26. First’s Green Line 14 from Attleborough runs through Wymondham, takes about an hour to Castle Meadow and runs until 23:10.

By car, Norwich is about 25 minutes from Attleborough on the A11, which has been dual carriageway past the town since 2007. From Long Stratton it is about 25 minutes up the single-carriageway A140 outside rush hour and 10 to 15 minutes longer in the morning. Long Stratton’s bypass, just under 4km along the east side of the village, opened in 2025 (officially on 30 October) and took the A140’s through-traffic off The Street.

House prices and new homes

Type by type, the two markets are within £10,000 of each other. HM Land Registry recorded 208 standard sales in Attleborough and 74 in Long Stratton in the 12 months to June 2026, and detached houses were the most common sale in Attleborough (95) and semis in Long Stratton (33).

Both places have large housing plans, and neither is selling many new homes yet. In Attleborough, Breckland Council granted outline permission in 2020 for 4,000 homes south of the town, with two primary schools and a link road from the B1077 to the A11. In April 2025 Homes England, which bought the first phase of land, said work would not start until the autumn, the second delay. In October 2025 it put the first enabling works, a 2.4km haul road with drainage and a foul sewer, out to tender. The Land Registry recorded three new-build sales in the town in the year to June 2026.

Long Stratton’s bypass was built so that 1,875 homes could follow it, along with employment land and sites for two primary schools. Norfolk Homes is building the first phase, Tharston Park, 213 houses, advertised from £235,000 for a two-bedroom terrace and at £380,000 to £550,000 for three- and four-bedroom detached houses. None of the year’s recorded sales in the village was a new build. Anyone buying in Long Stratton now is buying into several years of building work around a main street that has only just gone quiet.

Schools

Attleborough is the one to choose for a sixth form. Attleborough Academy on Norwich Road takes pupils from 11 to 18. Inspected on 3 March 2026 under Ofsted’s new report cards, it was graded Strong standard for attendance and behaviour, curriculum and teaching, inclusion, and personal development, and Expected standard for achievement, leadership and the sixth form. It has 976 pupils against a capacity of 945. The town’s primaries are weaker. Attleborough Primary was rated Requires Improvement in October 2024 and Rosecroft Primary in May 2024; both became academies in the same trust as the secondary in April 2025 and have not been inspected since.

Long Stratton has the better primary reports. Manor Field Infant and Nursery School kept its previous standard at an inspection in May 2025, and St Mary’s Church of England Junior Academy was rated Good for quality of education and leadership and Outstanding for behaviour and personal development in June 2025. Long Stratton High School, 11 to 16, was inspected on 10 February 2026 and graded Strong standard for achievement, curriculum and teaching, and leadership, and Expected standard for the other three areas. It had 679 pupils against a capacity of 821, so there are spare places. There is no sixth form in the village; students go on to Wymondham College, City of Norwich School, Notre Dame or Easton College.

Shops, doctors and sport

Attleborough is a market town of 11,235 people, and it shops like one. The Thursday market in Queens Square dates its charter to 1226. There is a Sainsbury’s superstore and a One Stop on the High Street and a Lidl on Queens Road. Attleborough Surgeries runs one GP practice from two sites and is rated Good by the Care Quality Commission. Attleborough Sports Hall has an 11-station gym and outdoor tennis courts, but there is no swimming pool in the town.

Long Stratton, with 4,441 people, has an East of England Co-op on The Street, two pubs, The Queen’s Head and The Swan, and a GP practice, Long Stratton Medical Partnership on Swan Lane, which was registering new patients in September 2026. Its leisure centre, also on Swan Lane, has the bigger gym, with more than 80 stations, plus a floodlit 3G pitch and soft play, though again no pool. For a large supermarket people drive to Norwich or Diss. Both places have a county library.

The nearest A&E for both is the Norfolk and Norwich University Hospital, about 25 minutes by car from Attleborough and about 30 from Long Stratton.

Which suits you

Buy in Attleborough if anyone in the house will commute by train, to Norwich or to Cambridge, or if you have teenagers who will want a sixth form without a bus ride. It also has the later last bus, the weekly market and the lower council tax: Band D is about £100 a year less than in Long Stratton. Buy in Long Stratton if you drive to work, want primary schools with good recent reports and a leisure centre in the village, and do not mind building work nearby for some years. It is a poor choice without a car, because the last bus home from Norwich leaves at 18:26. For a station at similar prices in South Norfolk, look at Diss.
