Hunstanton vs Cromer: prices, trains and hospitals compared

Which to choose

If your work, family or hospital appointments are in Norwich, buy in Cromer. It is also the better choice for anyone who expects to stop driving, since the station, a minor injuries unit, a GP and three supermarkets are all in the town. Buy in Hunstanton if your life faces west, towards King’s Lynn, Cambridge or London by the King’s Cross line, and you will keep a car. You will not save money by choosing Hunstanton, except on a detached house.

Getting around

Cromer’s trains run to Norwich roughly once an hour and take about 47 minutes. The first weekday train leaves at 05:52, the 06:29 connects into a London Liverpool Street arrival at 09:25, and the last train back from Norwich leaves at 22:47 from Monday to Thursday. A car is useful in Cromer but not essential.

In Hunstanton it is. Norwich is 75 to 90 minutes by car, and the coast road to Cromer takes an hour to an hour and a quarter off-peak. The town’s own railway closed in 1969, so the nearest station is King’s Lynn, from where Great Northern runs direct to London King’s Cross, half-hourly in the early morning and hourly after that; the fastest takes 1 hour 47 minutes and most 1 hour 51 to 1 hour 58, and trains reach Cambridge in under an hour. For a household that works in Cambridge, that is a better service than anything Cromer has. The Lynx 34 bus runs to King’s Lynn every half hour on weekdays and takes 45 to 55 minutes; the first leaves Hunstanton at 06:10. Going east, the Coastliner 36 runs hourly to Wells, where you change for the Coasthopper to Sheringham and Cromer.

Prices: level at the median

HM Land Registry recorded 100 standard sales in Hunstanton and 127 in Cromer in the 12 months to June 2026, counting only addresses in each town. Hunstanton’s median was £8,000 higher. Terraced houses and semis sold for almost identical prices in the two towns, flats were a little dearer in Hunstanton, and detached houses were £32,500 cheaper there.

The dearer markets are just outside each town. Old Hunstanton, the separate village to the north with the golf course, had a median of £627,500 from 27 sales over the three years to June 2026. Overstrand, two miles east of Cromer, had a median of £347,500 from 24 sales in the latest year.

The two districts have been moving in opposite directions. The UK House Price Index for July 2026 put King’s Lynn and West Norfolk up 3.0% on a year earlier, the largest rise of Norfolk’s seven districts, while North Norfolk fell 3.1%. The index adjusts for the mix of homes sold, so it will not match the town medians.

Out of season

In Cromer the things residents rely on do not close for the winter. The trains, the hospital on Mill Road, the schools and the supermarkets, with Morrisons, Sainsbury’s and Lidl all on Holt Road, run all year. The Cromer Pier Show ran from 27 June to 19 September in 2026 and comes back for Christmas from 14 November to 28 December; from January to late June there is no resident show on the pier.

Hunstanton covers the basics with a Tesco on Southend Road, a Sainsbury’s on Westgate and a Co-op. The market trades on Sundays and bank holiday Mondays all year, and on Wednesdays only in July and August. The Princess Theatre on the seafront, built as a cinema in 1932, stages shows through the year, and the Oasis leisure centre has a pool and gym. It is an old town by population: the median age at the 2021 Census was 61, against 47 for the borough as a whole.

Hunstanton faces west across the Wash, and the beach runs below cliffs of orange carrstone, red chalk and white chalk. RSPB Snettisham, where flocks of knot gather over the mudflats in autumn and winter, is further down the coast, and Sandringham is on the 35 bus route. Cromer has the Norfolk Coast Path running through it, Felbrigg Hall just south-west of the town and an RNLI lifeboat station. See both towns on a weekday in January before you decide.

Schools

Both towns take children to 16 in Good schools, and neither has a sixth form. In Hunstanton, Hunstanton Primary School on Collingwood Road was rated Good on 2 July 2024, and Smithdon High School was rated Good on 7 November 2023; its 1950s building by Alison and Peter Smithson is Grade II* listed. Sixth-formers go to King’s Lynn, where King Edward VII Academy takes students to 18.

In Cromer, Suffield Park Infant and Nursery School was judged Good in every area, with personal development Outstanding, in November 2024, Cromer Junior School was rated Good in October 2023, and Cromer Academy was rated Good in May 2023. Sixth-formers go to Sheringham High School, rated Good in June 2023 with its sixth form, or to Paston College in North Walsham. The independent options are Glebe House School in Hunstanton, a prep school for ages six months to 13, and Gresham’s in Holt, about 10 miles west of Cromer.

Council tax, broadband and flood checks

Band D for 2026-27 is £2,458.93 in Hunstanton and £2,482.56 in Cromer. On thinkbroadband’s September 2026 district figures, 74.73% of premises in King’s Lynn and West Norfolk can get full fibre, against 64.07% in North Norfolk; check the exact address on Ofcom’s checker.

Cromer’s town frontage has a Hold the Line policy in the Shoreline Management Plan for every period up to 2105. Hunstanton faces the tidal Wash, and its reference event is the North Sea flood of 31 January 1953. Plan the move

Plans for Hunstanton’s seafront

The borough council consulted on the final draft of the Hunstanton Masterplan from 29 June to 27 July 2026, and its forward plan lists it for decision by Cabinet and full Council on 19 January 2027. The council says the future of the Oasis leisure centre, including a possible new centre at or near the seafront, will be decided as part of it. An earlier bid for £29 million of Levelling Up money to build a replacement was turned down.

Can you do London from either town?

Occasionally, but not daily. Cromer’s 06:29 train reaches London Liverpool Street at 09:25 with a change at Norwich. From Hunstanton you drive about 25 minutes to King’s Lynn and take the King’s Cross train, 1 hour 47 minutes on the fastest and 1 hour 51 to 1 hour 58 on most.

Do you need a car in Hunstanton?

For most things, yes. The 34 bus to King’s Lynn runs every half hour on weekdays, but Norwich is 75 to 90 minutes by car and there is no railway. In Cromer you can manage without one.

Which suits retirement better?

Cromer for anyone who may stop driving: the GP, the minor injuries unit and the station are all in the town. Hunstanton suits retired buyers who will keep a car; it has its own GP practice, and the 34 bus serves the Queen Elizabeth Hospital in King’s Lynn.

Is the Hunstanton sunset thing real or marketing?

Real. Hunstanton faces west across the Wash, so the sun sets over the sea. Most of the Norfolk coast, Cromer included, faces north or east.
