Most Norfolk shortlists are settled by two things: which railway line you need and how much you can spend. The median house sale across the county was £272,500 in the 12 months to June 2026, but the town medians ran from £140,000 in Great Yarmouth to £415,000 in Wells-next-the-Sea (HM Land Registry, standard sales). Prices on this page are medians for that period unless we say otherwise. They are for shortlisting, not valuation.

The best all-rounders
Four places come near the top of more than one of our rankings.
- Wymondham is the one we would put in front of most buyers. It is on the Norwich to Cambridge line, with trains to Norwich in 13 to 16 minutes and to Cambridge in 1 hour 4 minutes on the fastest train, and Wymondham College, the state boarding school at Morley just outside the town, was rated Outstanding in October 2023. The median price was £275,750, the lowest of the four. See living in Wymondham.
- Holt is first in our market towns ranking. It has a Georgian centre of independent shops, Gresham’s School and the coast about ten minutes north. It is the dearest of the four at £335,000, and £435,000 for a detached house, and it has no railway station. Police.uk recorded one burglary in the parish in the year to July 2026, though its overall crime rate per resident was higher than the county’s. Full detail in our Holt area guide.
- Aylsham has schools to 16, two GP practices, a Tesco and a twice-weekly market within walking distance, and Norwich about 25 minutes away by car down the A140. It has no station either. The median was £320,000. See living in Aylsham.
- Reepham is the smallest, with about 2,660 residents, but it has a secondary school with a sixth form, Reepham High School and College, and one of the lowest crime rates in our safest-places guide. The median was £300,000. See living in Reepham.
Best by what matters to you
Families
Our best Norfolk villages for families ranking puts the secondary school first and the journey into Norwich second. Taverham tops it: a child can go through every stage of state education without leaving the village. Wymondham is second, and Hethersett third, because Hethersett Academy is the only catchment secondary in the ranking rated Outstanding.
Value
The cheapest towns are on the edges of the county. Great Yarmouth had a median of £140,000, three in four of its sales terraced houses. King’s Lynn and Gorleston-on-Sea were both at £190,000: King’s Lynn has direct Great Northern trains to London King’s Cross, the fastest in 1 hour 47 minutes, and Gorleston has a sandy beach and the James Paget University Hospital. Market towns
Holt, Aylsham and Wymondham lead our Norfolk market towns ranking. Fakenham (£257,500), Diss (£263,000) and Swaffham (£253,000) come further down and cost less. Of those three, only Diss has a main-line station.
Villages
Burnham Market is the most expensive village we cover: the median of 65 sales in the three years to June 2026 was £715,000, and about half its homes are not anyone’s main residence. Hingham, a Georgian small town west of Norwich, had a median of £320,000. Castle Acre had only seven sales in the year, with a median of £298,000. Start with living in Burnham Market.
Low crime
Norfolk recorded 61.5 crimes per 1,000 people in the year ending March 2026, well below the 84.7 for England and Wales, and Broadland had the lowest rate of its districts. Of the towns in our safest places to live in Norfolk guide, Hingham, Mulbarton and Dersingham had the fewest crimes per resident in the year to July 2026.
Working from home

North Norfolk already had the oldest population of any council area in England and Wales at the 2021 Census, with a median age of 54. The coast
