Living in Thorpe St Andrew
Thorpe St Andrew is the Norwich suburb with its own school to 18, rated Good in every area in April 2025. Buses reach Castle Meadow in about 11 minutes.
Thorpe St Andrew is a Norwich suburb with its own school to 18, and that school has improved: Ofsted rated it Requires Improvement in July 2022 and Good in every area in April 2025. The town runs from the River Yare on Yarmouth Road, two miles east of the city centre, north and east to Dussindale and the Sainsbury’s on Pound Lane. Buses along Yarmouth Road reach Castle Meadow in about 11 minutes, passing Norwich station on the way.
Where it is: about 2 miles east of Norwich city centre as the crow flies, in Broadland district, postcode NR7.
Buy in Thorpe St Andrew for the secondary school and the bus into Norwich; prices are close to the Broadland average.
It suits families with children heading for secondary school, and anyone who works in the city or takes the train from Norwich station. It does not suit buyers looking for a village: this is a town of about 14,500 people on a main road into the city. If the river is the point, supply is thin. In the year to June 2026 only five houses in the NR7 0 postcode sector sold for £600,000 or more.
Property prices
HM Land Registry recorded 209 standard sales in the Broadland part of the NR7 0 postcode sector, which covers the riverside, the streets off Yarmouth Road and Dussindale, in the 12 months to June 2026. The median was £300,000 and the mean £320,000. None were new builds. Thorpe streets with NR7 9 postcodes, on the north side, are not included.
The spread is wide. Yarmouth Road itself sold mostly flats, eight of them between £125,000 and £190,000, alongside the most expensive house in the sector, a detached house at £950,000. The other sales of £600,000 or more were on Thorpe Hall Close, Hilly Plantation, Hillside Avenue and Boulderside Close. Six houses on Thunder Lane went for between £332,500 and £552,500.
For comparison, the UK House Price Index put the Broadland average at £313,407 in July 2026, up 2.9% on a year earlier, and the Norwich City Council area at £224,323, down 2.3%. The index adjusts for the mix of homes sold, so it will not match the simple Thorpe figures. It still shows where Thorpe sits: above the city, where flats pull the average down, and close to the rest of Broadland.
| Property type | Sales | Median price | Lowest and highest |
|---|---|---|---|
| Detached | 81 | £370,000 | £172,000 to £950,000 |
| Semi-detached | 86 | £282,250 | £170,000 to £582,500 |
| Terraced | 26 | £231,000 | £137,000 to £410,000 |
| Flat or maisonette | 16 | £154,000 | £114,500 to £218,000 |
Official rent figures stop at district level. The ONS put the average private rent in Broadland at £938 a month in August 2026, up 4.1% on a year earlier, and £1,078 for a three-bedroom home.
Schools
Thorpe St Andrew School and Sixth Form (URN 143278) on Laundry Lane is an 11 to 18 academy in the Broad Horizons Education Trust, with 1,830 pupils on the Department for Education register against a capacity of 1,892. Ofsted inspected it on 29 April 2025 (report published 16 June 2025) and graded quality of education, behaviour, personal development, leadership and the sixth form all Good; its previous inspection, in July 2022, was Requires Improvement. The school admits 300 a year. In May 2026 Norfolk County Council counted 269 in Year 7, so that year group was not full.
Its feeder primaries include the three in Thorpe. Dussindale Primary (URN 143279) on Vane Close, which opened in 2007, kept its Good rating at an inspection on 11 and 12 March 2025. St William’s Primary (URN 120859) on Williams Loke did the same on 1 and 2 April 2025. Hillside Avenue Primary and Nursery (URN 143280) was rated Good in every area on 27 September 2022. Blofield, Brundall, Hemblington and Little Plumstead primaries also feed the high school. Admissions priority goes to children living in the school’s area, so check the address with Norfolk County Council before you buy for it.
Independent schools within reach include Norwich School in the Cathedral Close, Notre Dame Preparatory School on Dereham Road, Langley Preparatory School at Taverham Hall in Taverham, and Langley School at Loddon. Post-16, students either stay at Thorpe St Andrew’s sixth form or go to City College Norwich.

Getting around
Yarmouth Road (the A1242) is the main road into the city from the east, and it is two miles from the river end of Thorpe to the centre. Off-peak the drive typically takes 8 to 12 minutes; at peak times Yarmouth Road is slow. The A47 is about 10 minutes away by car and Norwich Airport about 20.
Buses are frequent. First’s Green Line 14 and 14A run every 30 minutes from Dussindale along Yarmouth Road to the railway station and Castle Meadow, and the 15 and 15A add an hourly service from Blofield Heath on the same road; from River Green to Castle Meadow takes about 11 minutes. The Red Line 24 leaves the Pound Lane Sainsbury’s about every 20 minutes and runs through the north of Thorpe and Heartsease to the city. The 31 also serves Thorpe, and First’s route 7 between Norwich and Great Yarmouth stops on Yarmouth Road roughly every two hours.
From Norwich station, Greater Anglia trains to London Liverpool Street run 33 times a weekday; the fastest takes 1 hour 39 minutes and most about 1 hour 50. Thorpe Island, in the river, has moorings mainly for liveaboard boats, and River Green has free moorings for visiting boats.
Broadband
We do not have a figure for Thorpe alone. Across Broadland, thinkbroadband’s September 2026 data shows 84.39% of premises can get full fibre, 87.6% gigabit-capable broadband and 98% superfast speeds of 30 Mbps or more. Check the exact address on Ofcom’s broadband checker before you buy.
Shops, pubs and doctors
The big shop is the Sainsbury’s superstore on Pound Lane, which has been there since 1989. There are two post offices, at 158 Yarmouth Road and 142 Thunder Lane. Riverside Retail Park and the city centre are a few minutes further in.
Two pubs on Yarmouth Road have gardens down to the river: the Rivergarden at number 36, and the Town House at 18 to 22, a Crown Carveries restaurant with rooms. The Buck at 55 Yarmouth Road, the 17th-century half-timbered pub by the church, closed in July 2019.
There are two GP practices. East Norwich Medical Partnership runs Thorpe Health Centre on St Williams Way, and Thorpewood Medical Group is at 140 Woodside Road. The Norfolk and Norwich University Hospital is on the far side of the city at Colney.
The river and Whitlingham
Whitlingham Country Park is on the opposite bank of the Yare, reached by road through Trowse (Whitlingham Lane, NR14 8TR). It has two broads, the Great Broad and the Little Broad, and a level 2.3-mile trail round the Great Broad. Whitlingham Adventure, run by Norfolk County Council, hires out boats and runs sailing, kayaking and paddleboarding.
On the Thorpe side, Thorpe St Andrew Town Council looks after River Green, Carey’s Meadow, Thorpe Woodlands and the allotments. The Victorian parish church of St Andrew stands behind the ruins of the medieval church, which was abandoned when the new church was built in the 1860s.

Thorpe St Andrew’s Band D bill for 2026-27 is £2,449.89. A Broadland parish with no parish precept pays £2,323.08, so the town council’s share is £126.81 a year. The other bands are A £1,633.26, B £1,905.47, C £2,177.68, E £2,994.31, F £3,538.73, G £4,083.15 and H £4,899.78.
