The top of the market is where the towns differ. Wymondham’s old centre, around the Abbey, founded in 1107, and the timber Market Cross of 1617 and 1618, has houses Attleborough cannot match: in the same year a semi on Vicar Street sold for £590,000 and detached houses on Back Lane and Chapel Lane for £615,000 and £670,000. Terraced houses on Middleton Street and Damgate Street went for £275,000 and £300,000. Many of these are listed, which limits what you can change.

Neither town is building much. Wymondham had nine new-build sales in the year; Taylor Wimpey’s The Alders, off Silfield Road, was listing homes from £295,000 to £475,000 in September 2026. Attleborough had three. Its planned urban extension, 4,000 homes south of the town with outline permission since 2020, had its start delayed for a second time in April 2025, so anyone waiting for a new house there should not count on a date.

The district figures show the same order. The UK House Price Index for July 2026 put South Norfolk at £311,587 and Breckland at £268,905. First-time buyers paid £256,600 on average in South Norfolk and £224,268 in Breckland. Thetford, the next stop towards Cambridge, is cheaper again, with a median of £218,750.

Trains

Both towns have direct trains to Norwich and Cambridge, so the choice depends on where you work. For Norwich, Wymondham is quicker: 13 to 16 minutes, about once an hour with extra trains in the morning peak, against a fastest time of 20 minutes from Attleborough. By car it is about 15 minutes up the A11 from Wymondham and 25 from Attleborough.

For Cambridge, Attleborough is one stop closer. Its fastest direct train takes 57 minutes and most take 59 minutes to 1 hour 4; from Wymondham the fastest takes 1 hour 4 minutes and most 1 hour 6 to 1 hour 10. Neither has a direct London train. The quickest weekday journey from Attleborough takes 1 hour 54 minutes and from Wymondham 2 hours 1 minute, each with one change and arriving at King’s Cross.

First’s Green Line 14 bus links the two towns and runs on to Norwich every 30 minutes on weekdays. It takes about an hour from Attleborough to Castle Meadow. Wymondham also has the Pink Line 11 and 11A, which run to the city by way of the Norfolk and Norwich University Hospital.

Schools

The secondaries are close. Wymondham High Academy, which has a sixth form, was confirmed as Good at an ungraded inspection on 26 and 27 September 2023. Attleborough Academy also takes pupils to 18. Ofsted inspected it on 3 March 2026 under the new report-card system and graded it Strong standard in four areas, including curriculum and teaching, and Expected standard in three, including achievement and the sixth form. It had 976 pupils against a capacity of 945.

The primaries are not close. In Wymondham, Ashleigh Primary kept its Outstanding grade in June 2024, Browick Road was judged Good for the quality of education and Outstanding for personal development in October 2024, and Robert Kett Primary was placed at the expected standard in every area in June 2026. Both of Attleborough’s primaries, Attleborough Primary and Rosecroft, were rated Requires Improvement in 2024. They became academies on 1 April 2025 and have not been inspected since.

Wymondham College, on Golf Links Road at Morley just outside Wymondham, is a state secondary with boarding houses, rated Outstanding in every area after an inspection on 10 October 2023. Tuition is free; full boarding costs £5,650 a term in 2026-27 and day boarding, which covers meals and most after-school clubs, £1,450. It is not academically selective, and day places are allocated through Norfolk County Council, so check the admissions criteria before you buy on the strength of it.

Town centres

Wymondham has a Friday market around the Market Cross, 8am to 2pm. There is a Waitrose on Norwich Road, Collins Butchers on Back Lane, the Green Dragon on Church Street, a 15th-century building that survived the town fire of 1615, and a leisure centre with a swimming pool.

Attleborough’s market is on Thursdays in Queens Square, under a charter the town council dates to 1226. The shops cover the week, with a Sainsbury’s superstore on the High Street and a Lidl on Queens Road. The sports hall in Queens Square has a gym, but there is no public pool in the town; the nearest are at Wymondham and Thetford. Each town has one GP practice rated Good by the Care Quality Commission: Wymondham Medical Partnership at Postmill Close, and Attleborough Surgeries, with sites on Station Road and in Queens Square.

Council tax is almost identical, £2,482.42 at Band D in Wymondham and £2,485.85 in Attleborough for 2026-27, even though the towns are in different districts. Full fibre reaches 77.3% of premises in South Norfolk and 75.52% in Breckland, on thinkbroadband’s September 2026 figures.

Which to choose

Buy in Wymondham if you work in Norwich, if you have primary-age children, or if Wymondham College is part of the plan. The extra £20,000 or so at the median pays for all three. Buy in Attleborough if you commute to Cambridge, or if you are a first-time buyer: its terraced houses sold for a median of £210,000 and its flats for £130,000. Families choosing Attleborough should read the latest reports on both primaries first, because neither has been inspected since it became an academy.

How we produced this guide

Sale prices are from HM Land Registry Price Paid Data, standard sales with a Wymondham, Attleborough or Thetford address for the 12 months to June 2026, the same figures used in our Wymondham and Attleborough guides. District figures are from the UK House Price Index, July 2026 release. Population is from the 2021 Census. School details are from Ofsted reports and Wymondham College’s published fees. Train times for Wymondham are from the National Rail timetable for a weekday in late September 2026, and for Attleborough the fastest journeys listed by Trainline; bus times are from bustimes.org. Drive times are typical times. Council tax is from South Norfolk and Breckland councils’ 2026-27 charges, and broadband figures from thinkbroadband. See our methodology page for source links.

Frequently asked questions

Both towns have stations, so which train service wins?

For Norwich, Wymondham: 13 to 16 minutes, against 20 from Attleborough. For Cambridge, Attleborough: 57 minutes at fastest, against 1 hour 4 minutes from Wymondham.

Why is Wymondham more expensive than Attleborough?

At the median it is only about £20,000 dearer, in the year to June 2026. Wymondham is closer to Norwich, has the stronger primary schools and Wymondham College nearby, and its old centre has period houses that sold for £590,000 to £670,000 in the year to June 2026.

Which is the better first-time buy?

Attleborough. Its terraced houses sold for a median of £210,000 and flats for £130,000 in the year to June 2026, against £225,000 and £180,000 in Wymondham.

What’s the deal with Wymondham College?

It is a state secondary with boarding at Morley, rated Outstanding in October 2023. Tuition is free and full boarding costs £5,650 a term. It is not academically selective, and day places go through Norfolk County Council’s admissions, so a Wymondham address does not guarantee one.

Can you commute to London from either?

Once or twice a week, but daily would be hard. There is no direct train from either town; the quickest weekday journeys take 1 hour 54 minutes from Attleborough and 2 hours 1 minute from Wymondham, each with one change.
