Living in Taverham
Taverham is a large post-war suburb of detached houses on Norwich's north-west edge, with schools from nursery to 18. It has no centre you would walk to.
Taverham is where Norwich runs out on its north-west side: a large post-war suburb of detached houses and cul-de-sacs, about five miles from the city centre, with schools that take a child from nursery to 18 without leaving the parish. Nearly two in three homes sold here in the last year were detached, and the median price was £320,000. What it does not have is a centre you would walk to, so plan on driving to Norwich for most things beyond the weekly shop.
Where it is: about 5 miles north-west of Norwich city centre as the crow flies, in Broadland district, postcode NR8.
Buy in Taverham if you want a detached house with a garden, a school place from age two to 18 and a quick run onto the Broadland Northway.
It suits families with school-age children and people who drive to work around the edge of Norwich, at the airport, the Norfolk and Norwich University Hospital or Broadland Business Park. It is the wrong place for anyone who wants period houses, an evening out on foot or life without a car. There is no station, and the shops are a strip on Fir Covert Road rather than a high street. Drayton next door shares the high school. If your work is on the east side of the city, Thorpe St Andrew is closer to it.
Property prices
HM Land Registry recorded 156 standard sales at Taverham addresses in the 12 months to June 2026. The median was £320,000 and the mean £343,000. Detached houses made up 99 of those sales, which tells you most of what you need to know about the housing: this is a suburb of family houses on their own plots, and terraces and flats are the exception.

The Land Registry does not record bungalows separately, so they sit inside the detached and semi-detached figures above. The most recent months are still being registered and the counts will rise a little.
For the wider district, the UK House Price Index put the Broadland average at £313,407 in July 2026, up 2.9% on the year, with detached houses averaging £421,798. The index adjusts for the mix of homes sold, so it will not line up exactly with the simple Taverham figures.
Rents are only published at district level. The ONS put the average private rent in Broadland at £938 a month in August 2026, up 4.1% on a year earlier, and £1,078 for a three-bedroom home. Our guide to renting in Norfolk covers the rest of the county.
Council tax
Taverham’s Band D bill for 2026-27 is £2,423.92, which is below the Broadland average of £2,437.78 because the parish council’s share is small: £100.84 a year at Band D. Drayton pays £2,432.51 and Hellesdon £2,500.80. Band A is £1,615.95 and Band C £2,154.59. Broadland District Council handles planning and bins; Norfolk County Council runs schools and roads. Schools: nursery to 18 in the parish
Taverham High School on Beech Avenue (URN 139487) takes pupils from 11 to 18 and has its own sixth form. Ofsted inspected it on 16 May 2023 and rated it Good in every area, sixth form included. It is full: the school had 1,254 pupils on roll against a capacity of 1,249, and it also takes children from Drayton.
Primary schooling is split between two infant schools and a junior school. Ghost Hill Infant and Nursery School on Eastfield (URN 145629, ages 3 to 7) was rated Outstanding in every area on 5 December 2023. Nightingale Infant & Nursery School on Nightingale Drive (URN 146550, ages 2 to 7) was rated Good on 23 May 2023, with Outstanding for personal development and for leadership. Both feed Taverham VC CE Junior School on Taverham Road (URN 121062, ages 7 to 11), which Ofsted confirmed as Good after an inspection on 21 and 22 November 2023. Primary schools in Costessey and Drayton are the nearest alternatives.
The independent option is Langley Preparatory School at Taverham Hall, which takes children from six months to 13 and is the prep school for Langley School at Loddon. Getting around
The Broadland Northway, the dual carriageway most people still call the NDR, runs along the north side of Taverham and is the reason many buyers choose it. Off-peak, the airport is about 10 minutes away, the A47 at Postwick about 20 and Wroxham about 15, all without going through the city. Add ten to fifteen minutes at peak, when the airport roundabout and Postwick back up. For jobs at the Norwich Research Park, the hospital or on the A11, it is usually quicker than going through the middle.
The direct way into Norwich is the A1067 Fakenham Road through Drayton, 15 to 20 minutes off-peak, and slow between Drayton and Mile Cross at rush hour. Norwich station is about 20 minutes by car, for trains to London and Cambridge.
Buses are frequent. First’s X29 (Norwich to Fakenham) runs through Taverham about every 30 minutes on weekdays and takes around half an hour to Castle Meadow: the 07:11 from Seton Road arrives at 07:44, and the last bus out of Castle Meadow leaves at 22:54. The 28 does the same for Thorpe Marriott, with the last one home at 23:14, and the 29 is a slower loop through the estates about every 90 minutes. Sanders runs the 23 to North Elmham and the 58 to Easton College, and Central Connect’s 30A runs between Norwich and Lyng.
Marriott’s Way, the old railway line turned cycle path, passes close to Taverham and runs through Drayton into the city, an off-road ride of 30 to 40 minutes.
Broadband

Shops, pubs and the doctor
Day-to-day shopping is on Fir Covert Road, where the Lidl is. Taverham Garden Centre, also on Fir Covert Road, has 18 other businesses on its site and a restaurant, Magnolias, open until 4pm. For more, the Longwater Retail Park at the A47 and A1074 junction is about 10 minutes south, and the city centre about 20.
The Silver Fox at 264 Fakenham Road is a two-bar local from the 1960s. On the Thorpe Marriott side, the pub that was The Otter reopened in October 2024 as The Old Mill after a refurbishment. The Wensum Valley Hotel, Golf and Country Club at the edge of the village has two 18-hole courses, the Wensum and the Valley, plus a floodlit driving range, a pool and a gym.
Taverham Surgery on Sandy Lane is part of Marriott’s Medical Practices and was listed as taking new patients in September 2026. Drayton Surgery on Manor Farm Close is the nearest alternative, and the Norfolk and Norwich University Hospital is about 20 minutes away by the A1067 or the Northway.
The river
Taverham sits on the Wensum, a chalk river protected as a Site of Special Scientific Interest since 1993 and a Special Area of Conservation since 2000. Taverham Mill, off Costessey Road, is an Anglian Water nature reserve made from old gravel pits, with nearly a mile of riverbank, four fishing lakes, a café, a play area and canoe hire in season. Footpaths follow the valley upstream towards Ringland and Attlebridge.
