Living in Hunstanton

Property prices

HM Land Registry recorded 100 standard sales with a Hunstanton address in the 12 months to June 2026, leaving out Old Hunstanton and the surrounding villages. The median was £268,000 and the mean £297,577. Flats had a median of £185,000 (29 sales), terraced houses £259,000 (16), semis £250,000 (18) and detached houses £350,000 (37). Twenty homes sold for under £200,000 and 15 for £400,000 or more. The most recent months are still being registered, so the counts will rise.

Measured the same way over the same 12 months, Cromer’s median was £260,000, Sheringham’s £295,000 and Wells’s £415,000. Hunstanton is cheaper than Sheringham and a long way below Wells, but no cheaper than Cromer.

Old Hunstanton is a different market. Its 27 standard sales in the three years to June 2026 had a median of £627,500.

For the borough, the UK House Price Index put the King’s Lynn and West Norfolk average at £265,715 in July 2026, up 3.0% on a year earlier, the largest annual rise of Norfolk’s seven districts in that release; North Norfolk fell 3.1% over the same year. The Norfolk average was £269,185 and the East of England £337,518. Across the borough, semis averaged £242,469, detached houses £364,968, terraced houses £198,571 and flats £113,307. The index adjusts for the mix of homes sold, so it will not match the simple Hunstanton figures above.

Schools: Good to 16, then King’s Lynn

Hunstanton Primary School on Collingwood Road (PE36 5DY, URN 121190) takes children from four to 11. Ofsted rated it Good on 2 July 2024, as it has at every full inspection since 2008. It had 161 pupils against 210 places at the last count.

Smithdon High School on Downs Road (URN 143520) is the secondary, for ages 11 to 16, with 579 pupils and room for 750. Ofsted rated it Good on 7 November 2023, up from Requires Improvement in 2019. Its building, designed by Alison and Peter Smithson in the 1950s, is Grade II* listed. There is no sixth form, so students move on at 16; King Edward VII Academy in King’s Lynn takes students to 18.

Glebe House School on Cromer Road is an independent prep school for boys and girls from six months to 13, with some boarding.

Getting around

The railway from King’s Lynn closed in 1969. Today the nearest station is King’s Lynn, about 25 minutes by car, from where Great Northern runs to London King’s Cross, the fastest train taking 1 hour 47 minutes and most 1 hour 51 to 1 hour 58, and to Cambridge in under an hour.

Buses to King’s Lynn are frequent. Lynx runs the 34 every half hour on weekdays, through Heacham, Snettisham, Dersingham and the Queen Elizabeth Hospital, taking 45 to 55 minutes to the town centre. On the timetable for 24 September 2026 the first left Hunstanton at 06:10 and the last at 22:05, and the last from King’s Lynn left at 21:10. The 35 goes via Sandringham, the 33 via Docking and Bircham, and the 33A and 33B are local circulars around the town and Ringstead. Eastward, the Coastliner 36 runs hourly through Brancaster and Burnham Market, about half an hour away, to Wells and Fakenham. At Wells you can change to the Coasthopper CH1 for Sheringham and Cromer.

By car, Norwich takes 75 to 90 minutes via the A148 and A47 or along the A149. The coast road to Cromer takes an hour to an hour and a quarter off-peak and longer on summer weekends.

Broadband

We do not have a Hunstanton-only figure. Across King’s Lynn and West Norfolk, thinkbroadband’s data for 19 September 2026 shows 74.73% of premises can get full fibre and 96.90% can get superfast speeds of 30 Mbps or more. Check the exact address on Ofcom’s broadband checker before you buy.

Shops, the doctor and the seafront

The town has two supermarkets, a Tesco on Southend Road and a Sainsbury’s on Westgate, plus a Co-op. The market runs on Sundays and bank holiday Mondays, and on Wednesdays from July to the end of August, on the Southend Road car park on the seafront. For anything bigger, King’s Lynn is 25 minutes away.

Hunstanton Medical Practice on Valentine Road is the GP surgery, part of Vida Healthcare, which also runs practices in King’s Lynn. The nearest A&E is at the Queen Elizabeth Hospital in King’s Lynn, which the 34 bus serves directly. There is also a pharmacy and a dental practice in town.

The Princess Theatre on the seafront, built as the Capitol Cinema in 1932, stages shows through the year. The Oasis leisure centre on the seafront has a pool and gym; the borough council has folded the decision on its future into the town masterplan (see below).

The beach runs below cliffs of orange carrstone, red chalk and white chalk. RSPB Snettisham, where flocks of knot gather over the Wash mudflats in autumn and winter, is further down the coast. Sandringham is on the 35 bus route, and Norfolk Lavender is at Heacham.

Who lives here

Hunstanton had 4,370 residents at the 2021 Census, up from 4,229 in 2011 but down from 5,008 in 2001. It is one of the oldest towns in the borough: Lynn News, reporting the census results in November 2022, gave the median age in Hunstanton as 61, against 47 for King’s Lynn and West Norfolk as a whole. Heacham, the village to the south, has a similar profile.

Flood risk and insurance

Hunstanton faces the Wash, and the town’s reference event is the North Sea flood of 31 January 1953, which killed 31 people here, 16 of them American servicemen and their families. Flood exposure varies a great deal between the seafront and the higher ground inland, and insurers price it address by address, so check the property on the Environment Agency’s long-term flood risk service and get a buildings insurance quote before you offer. Homes built before 1 January 2009 can be covered through Flood Re.

The borough council has said its decisions on the seafront will take account of a report on the structural state of the promenade and the current flood defences. The cliffs north of the town centre are carrstone and chalk; for a clifftop house, check the Shoreline Management Plan policy for that stretch of coast.

1. The borough council consulted on the final draft of the Hunstanton Masterplan from 29 June to 27 July 2026, and its forward plan lists the masterplan for decision by Cabinet and full Council on 19 January 2027. The future of the Oasis leisure centre, including a possible new centre at or near the seafront, is to be decided as part of it. An earlier bid for £29 million of Levelling Up money to build a replacement was turned down.
